Hello Neighbors,

We hope you have enjoyed the summer and look forward to fall.

The Master HOA would like to have a clear direction for developing what is affectionately known as the “Dirt Area” east of the community center. To that end we would like to hold a final survey to gauge interest by the Members as to the various options which have been discussed and presented by the Master HOA Board.

Thank you for responding to the survey earlier this year. That survey helped tremendously in identifying the most popular options. We would like your help in narrowing down those options even further to guide the board as to which option to pursue. In this survey, we provide three options with a time period and estimated cost.

It would be greatly appreciated if all Members of the Master Association participate in this survey so as to assist the Board with weighing the various options. Participation is not mandatory and the survey is informational only. The Board will assume that failure to participate means you are open to any of these options.

The survey will be conducted as follows:

  • The survey will be conducted solely online through our website at www.dakotaridgehoa.com through a survey monkey link.
  • The survey will be open for voting for 3 weeks only from September 12th – October 3rd.
  • We will post ongoing results of the survey at the end of each week on our website, and the final results no later than October 5th.
    • This survey is limited to those on title in Dakota Ridge Village; each title will only be able to cast one vote. We will be deleting any duplicate votes, votes from renters or people who do not live in Dakota Ridge Village.
  • In order to find a clear consensus of the survey one choice needs to be ahead of the other two choices by at least 10%. If there is not a clear consensus we will hold a run off between the top 2 votes. The second survey will start immediately following the first on October 11th, which will run for an additional 2 weeks.
    • You will be notified of the follow up survey at the email address you provide for this survey as well as through the U.S. mail.
  • There will be 2 “open discussion” type town halls at the community center while the survey is open on September 19th and 26th at 6:30pm.
    • These will be held at the community center
    • Board members will be present to answer any questions you may have
  • On the Master HOA website we will have drawings and illustrations to go along with each of the three options.

#1 Xeriscape:

  • Estimated rough cost between $70,000 – $150,000
  • Annual Maintenance estimate $10,000 per year
  • Project could start this winter, estimated finishing time end of next summer
  • Walking paths, natural grade to the land, a few benches, and natural planted and maintained landscaping.
  • Meets ADA requirements for sidewalk access from Ralston
  • Could be built with the funds already in the reserves.
  • Once the process is started, the time period for design & build would be an estimated at 9-12 months

#2 Recreation and Relaxation area:

  • Estimated rough cost between $300,000 – $500,000
  • Annual Maintenance estimate $10,000 – $15,000
  • Project could start this winter, estimated finishing time end of next summer
  • Level grade out from Community Center, fenced in with passcode for entry
    • Possible inclusion in the plan would be fire table, water feature, BBQ area, table and chairs for both eating and lounging, “games” area such as bocce ball, sun sails for a shady area, natural plantings and landscaping.
  • Meets ADA requirements for sidewalk access from Ralston
  • The Master HOA would increase dues in 2019 by $10/month in order to fund this project. The Master HOA would not need to further raise dues after 2019 for maintenance or construction.
    • This would bring the Master HOA annual dues to $53.75/month.
  • Once the process is started, the time period for design & build would be estimated at 9-18 months

#3 Swimming Pool:

  • Estimated rough cost between $550,000 – $650,000 in present dollars
  • Annual Maintenance estimate $15,000 – $20,000
  • Project would be delayed 2-3 years or until we could save enough in our reserves. Planning could start as early as this winter.
  • The Master HOA would increase dues in 2019 by $10/month in order to fund this project. The Master HOA would not need to further raise dues after 2019 for maintenance or construction.
    • This would bring the Master HOA annual dues to $53.75/month.
    • The Master HOA would not increase dues beyond 2019 in order to fund this project. We would save funds in the reserves until we have enough saved up to fund the project.
  • Level grade out from community building, fenced in with passcode for entry, sitting areas, possible sun sails, lounge areas
  • Meets ADA requirements for sidewalk access from Ralston
  • Once the process is started, the time period for design & build would be estimated at 9-12 months
  • The Pool option may require saving more funds in the reserve and could delay the start of the project by up to 2 years.
  • If you prefer the pool option, please indicate which type of pool you would you prefer a: This does not divide the votes for the pool. This preference will guide us in determining which type of pool to pursue should the pool option receive the requisite votes.
    • Conventional pool: either chlorine or saline
    • Natural Swimming pool: minimal chemicals, swimming area, separate natural filtration area.
